August house prices enjoy minute increase

It may be a little too early to start getting over-excited, but a Halifax report published today has shown that house prices crept up ever-so-slightly during the month of August.

Last month, prices rose at a rate of around 0.2%, and whilst this may seem rather insignificant to some, at such a difficult time in the property market, a small rise is far better than none at all.

Although the rise in August was down 0.5% on July, Halifax remain slightly positive that prices should hold relatively steady for the remainder of the year.

The property market still has an extremely long way to go before it even begins to recover sufficiently from the recession though.

New Kitchen on the go

Currently been looking at extending the house and doing lots of improvements due to an improvement in cash flow, and we have finally settled on the idea of a new kitchen.

It is amazing on the competition amongst people wanting you to come and spend your money with them within this industry. I spent some time researching online and became confused at all the different themes and packages available.

So, down to amount of money being spent, rather than anything else, I ended up going down to a consultant at a local store. It felt a bit more personable, having the ability to convey my thoughts of what we wanted on face-to-face basis.

We have now had the initial consultation and settled on a layout, its a case of picking the units etc, that will sit in what could be a truly magnificent room when complete.

A property abroad is usually most expensive. This is due to the location of the property, as well as the climate the property is found. The climate is important, as a hot, sunny country, will be more appealing to the owner or tenant as it is warmer etc.

Secondly, a property in a foreign country can be leant to tenants just like they are back home. One of the drawbacks with a property abroad, is that, depending on its location, it could be susceptible to being robbed or damaged (i.e. if secluded, not in surveillance). A foreign property is usually a good investment.

Scotland commercial property has now seen its first quarter of positive capital growth in over two years. This falls in line with the rest of the UK which also sees a positive growth with capital values rising 1.5%. on a downside the report also revealed that the rental values have not returned the positive growth. Over the past year rental values have fallen by 4.2% compared with -8.4% at UK level. The investment made in the Scottish property has improved but along with the rest of the UK its’ been a very slow increase. The lack of investment in the Scottish property in 2009 is sizeable but looks less and less likely to hit the year end figure of £1 billion.

British Land is officially the UK’s biggest Landlord

British Land is the UK’s biggest Landlord, a recent report shows that the value of its property empire rose 1.4% in this years second quarter to a estimated £8,29 billion.

This increase is the first of its kind after more than two years and follows a crash of 45% back in June 2007. The chairman of British Land Chris Gibson-Smith today called the property crisis the worst storm in real estate history.

The value of the property portfolio includes offices across London and retail parks across the country was down 2.4% in the first half. A former banker with Barclays and Goldman Sachs said that the worst is probably behind us. Its in this light that British Land said 70% of its properties increased in value after June 2009.

Property Prices in Perthshire on the up

In Perthshire the property market is on the rise according to some industry insiders. It is reported that sales in October reached £20m according to Perthshire Solicitors Property Centre. This accounts to more than the first three months of a year. The average sales price for the area reached £176,500 which is up from £153,000 in the second quarter.

The royal institution of Chartered Surveyors revealed that more properties were being put on the market – this was confirmed by 16 chartered surveying companies which also suggested the slump in housing prices had bottomed out and finally property values were on the increase.
